Harare District Investment Plans
A detailed breakdown of ZITIT's targeted growth strategies and projects across Harare Province.
Harare Urban: The Commercial Heartbeat
As the nation's capital and economic engine, Harare Urban is the center of finance, commerce, and governance. It is characterized by high-rise buildings, bustling commercial activity, and a concentration of educational institutions. The demand for modern commercial space, residential property, and tech-driven services is consistently high.
ZITIT's Strategic Focus
Our strategy for Harare Urban is to capitalize on its status as a primary economic hub. We will focus on high-value, high-demand sectors like real estate and technology, creating modern infrastructure that generates premium returns for our members and contributes to the city's modernization.
Proposed ZITIT Projects
- Student Accommodation Blocks: Build and manage secure, modern student housing near major institutions like the University of Zimbabwe (UZ) and Harare Institute of Technology (HIT). Justification: Taps into a severe housing shortage for students, ensuring high occupancy and stable rental income.
- Tech Hub & Co-working Spaces: Establish fully-equipped co-working spaces in the CBD, providing affordable office solutions for startups, freelancers, and small businesses. Justification: Supports the growing digital economy and provides a platform for teacher-led tech ventures.
- Commercial Property Refurbishment: Acquire and modernize older commercial buildings in the CBD to create premium office and retail space. Justification: Adds value to under-utilized assets and meets the demand for A-grade commercial real estate.
Socio-Economic Impact
These projects will create construction and administrative jobs, provide safe housing for students, foster innovation through tech hubs, and contribute to the urban renewal of the capital city.
Harare Rural: The Green Lungs
Surrounding the city, Harare Rural is a district rich in agricultural land and natural beauty. It is the primary source of fresh produce for the capital. Key areas include Mazowe, Goromonzi, and surrounding farmlands. The district has enormous potential for agribusiness, land development, and recreation.
ZITIT's Strategic Focus
Our focus is on unlocking the immense value of the land. We will invest in projects that enhance agricultural productivity, add value through processing, and meet the growing demand for residential plots and leisure facilities on the outskirts of the city.
Proposed ZITIT Projects
- Agro-Processing Plant: Establish a facility for processing and packaging horticultural products (e.g., tomato puree, dried vegetables, fruit juices). Justification: Reduces post-harvest losses for local farmers and creates higher-value products for urban markets.
- Residential Land Development: Acquire land for subdivision into fully-serviced residential stands for low- and medium-density housing. Justification: Addresses the huge demand for housing and provides a tangible, high-return asset for ZITIT members.
- ZITIT Borehole Drilling Hub: Base a dedicated ZITIT Borehole Drilling unit here to serve farms and new residential developments. Justification: A critical, high-demand service that supports both agricultural and developmental projects.
Socio-Economic Impact
Projects will create a stable market for local farmers, generate employment in processing and construction, increase food security, and facilitate orderly settlement expansion.
Chitungwiza: The Vibrant Community
Chitungwiza is one of Zimbabwe's largest high-density urban settlements, with a massive population and a vibrant informal economy. While facing infrastructure challenges, its population represents a huge, underserved consumer market. There is a significant need for formal retail, light industry, and improved municipal services.
ZITIT's Strategic Focus
Our strategy is to formalize and capture the immense economic potential of Chitungwiza. By providing modern commercial infrastructure and targeted services, we can cater to the needs of the local population, create sustainable businesses, and improve the quality of life.
Proposed ZITIT Projects
- ZITIT Mall Chitungwiza: Develop a modern, multi-purpose shopping complex with major retail anchors, a food court, and space for SMEs. Justification: Captures local consumer spending that currently flows to Harare CBD and provides a formal, safe shopping environment.
- Light Industrial Park: Establish a park with workshop units for SMEs in furniture making, metal fabrication, and textiles. Justification: Supports the formalization and growth of local industries, a major source of employment in the area.
- Private Health Clinic & Pharmacy: Set up a well-equipped ZITIT health facility to provide quality, affordable healthcare services. Justification: Addresses a critical shortage of reliable healthcare options in the municipality.
Socio-Economic Impact
These investments will create thousands of formal jobs, improve access to goods and services, boost local industry, and significantly enhance the social infrastructure of Chitungwiza.
Epworth: The Emerging Hub
Epworth is a rapidly urbanizing settlement characterized by a mix of informal and formal housing. The government's formalization program has created a massive demand for title deeds, proper infrastructure, and building materials. It is a frontier for development with high growth potential.
ZITIT's Strategic Focus
Our strategy in Epworth is to be a key partner in its formalization and development. We will focus on the foundational elements of urbanization: housing, building materials, and SME support, turning developmental challenges into viable investment opportunities.
Proposed ZITIT Projects
- Low-Cost Housing Scheme: A public-private partnership to develop structured, affordable housing units with legitimate title deeds. Justification: Directly addresses the core need of the area and offers a scalable, high-impact investment model.
- Building Materials & Hardware Megastore: Establish a large-scale ZITIT hardware store to supply cement, bricks, roofing, and other materials. Justification: Caters to the booming self-build market and captures a significant share of construction spending.
- Waste Management & Recycling Plant: A social enterprise project to manage waste collection and establish a recycling facility. Justification: Solves a major environmental problem while creating value and employment from waste materials.
Socio-Economic Impact
Projects will improve living standards through formal housing, create jobs in construction and retail, improve environmental sanitation, and empower local residents to build permanent homes.
